Damac Hills

Damac Hills is the golf community Damac built in Dubailand around the Trump International Golf Club. It is a completed, gated masterplan rather than a construction site, which is the main reason buyers choose it over newer communities at similar prices.

About Damac Hills

Location and Connectivity

Road connectivity

The community sits on Umm Suqeim Road, with Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44) both a short drive away. Dubai Marina and Downtown Dubai are each roughly twenty-five minutes outside peak hours, and Al Maktoum International Airport is closer than Dubai International.

One point worth settling early: Damac Hills and Damac Hills 2 are different communities. Damac Hills 2 sits considerably further out on Al Qudra Road, with different pricing and a longer commute. Buyers regularly confuse the two, and the difference is material.

Public transport

There is no metro station serving Damac Hills, and bus coverage is limited. A car is necessary here, for residents and for tenants, which is normal for Dubai villa communities at this distance from the centre.

Community Overview

Residential character

The masterplan runs to roughly 42 million square feet and holds villas, townhouses and apartment buildings inside a single gated perimeter. Villa clusters sit around the golf course, with apartment blocks concentrated towards the community entrance. Damac is the master developer throughout.

Who lives here

Families are the core of the community, drawn by the gated layout, the park and the schooling inside the perimeter. Golf plays a part for a smaller group of buyers, and there is a steady rental market among families who want villa space without a Dubai Hills Estate price.

Property in Damac Hills

What is available

Most of Damac Hills is complete, so the resale market is the main route in, with a smaller number of newer apartment and townhouse releases still coming to market from Damac. That mix means a buyer can see the finished product and the neighbours before committing, which is rare in Dubai.

What to check before you buy

Golf course views carry a clear premium. Confirm what the specific plot actually looks onto, in person, because a unit described as facing the course may be separated from it by a road or a row of villas.

Ask about the age and condition of the villa. Parts of Damac Hills have now been occupied for several years, and maintenance history matters more in a resale than in an off-plan purchase.

Check the service charge and what it covers. Communities with a golf course, a park and gated security carry higher charges than an ungated equivalent, and that is worth knowing before you model the numbers.

Amenities and Lifestyle

Retail and dining

A supermarket and a retail strip serve daily needs inside the community, with the larger malls at Motor City and Mall of the Emirates a drive away. Restaurant choice inside the perimeter is limited compared with a central district.

Outdoor space

The Trump International Golf Club sits at the centre, with an 18-hole championship course and a floodlit nine-hole par 3. The community park adds a wave pool, sports courts, a skate park and stables, and it is the amenity most families cite rather than the golf.

Schools and healthcare

A school and nurseries operate inside the community, along with clinics and a pharmacy. Larger hospitals sit a drive away towards Motor City and Sheikh Zayed Road.

Pros and Cons

Pros

  • A completed, gated masterplan, so buyers see the finished community before committing
  • Trump International Golf Club and a large community park inside the perimeter
  • Schooling, nurseries and clinics without leaving the community
  • Villa and townhouse space below Dubai Hills Estate pricing
  • Established resale market with several years of transaction history

Cons

  • No metro and limited bus coverage, so a car is necessary
  • Twenty-five minutes or more to Downtown Dubai and Dubai Marina
  • Service charges reflect the golf course, park and gated security
  • Limited restaurant and retail choice inside the perimeter
  • Frequently confused with Damac Hills 2, which is a different location entirely

Is Damac Hills right for you?

It suits families who want villa or townhouse space in a finished gated community with schooling on site, and buyers who would rather see the actual property than buy from a plan.

It suits you less if you commute to Downtown or DIFC daily, want to live without a car, or want the restaurant and retail density of a central district.
