Grand Polo Club & Resort
Grand Polo Club & Resort is Emaar's equestrian masterplan in Dubai Investment Park 2, built around three polo fields, stables and a clubhouse. It is an early-stage community: everything currently for sale is off-plan, which shapes both the opportunity and the risk of buying here.

About Grand Polo Club & Resort
Location and Connectivity
Road connectivity
The community sits at the northern corner of Expo Road (E77) and Emirates Road (E611), which puts two major highways on its boundary rather than a drive away. Al Maktoum International Airport is close, and Emaar's The Oasis is the adjacent masterplan.
The trade-off is distance from the established centre. Downtown Dubai, DIFC and Dubai Marina are all a substantial drive, so this is a community for people whose daily routine does not run through central Dubai, or who are willing to trade the commute for the space.
Public transport
There is no metro or tram serving Dubai Investment Park 2, and no plan a buyer should count on today. A car is necessary. Given the size of the plots and the layout, that is the expectation for anyone buying here.
Community Overview
Residential character
The masterplan covers around 59 million square feet, with roughly 17 million square feet held as green and open space, and is organised into 22 residential clusters. Stock is villas and townhouses rather than apartments, in three-bedroom to five-bedroom configurations on the phases released so far.
Who lives here
Nobody yet, and that matters. Handover is ahead, so current buyers are choosing on the masterplan, the developer and the location rather than on an existing community. The intended buyer is a family wanting land and low density, with the equestrian facilities as the differentiator.

What is available
All current stock is off-plan from Emaar, released in phases across the clusters. Because nothing has handed over, there is no resale market and no rental history for the community, so a buyer here is underwriting the masterplan rather than a track record.
What to check before you buy
Read the payment plan and the handover date together. Off-plan in an early-phase community means the deposit schedule runs for years before you hold anything, and your exit before handover depends on developer resale rules. Ask what those rules are in writing.
Confirm which cluster the unit sits in and what is planned around it. In a masterplan of this size, the difference between an early cluster and a late one is years of adjacent construction.
Check what the equestrian and clubhouse facilities cost to use, and whether access is included in the service charge or billed separately. The amenity is the reason for the premium, so the terms of using it matter.
Amenities and Lifestyle
The equestrian offer
Three polo fields, stables and a clubhouse sit at the centre of the masterplan. This is the community's distinguishing feature and the reason it prices differently from a standard villa development at the same distance from the city.
Outdoor space
Open space is the defining characteristic, with a substantial share of the masterplan held as green and landscaped area. Density is low by Dubai standards, which is the trade being made for the distance.
Retail, schools and healthcare
Community retail is part of the masterplan but not yet built. For now, schools, shopping and healthcare mean a drive to Dubai Investment Park, Expo City or Motor City. Buyers should plan on that for the first years after handover.
Pros and Cons
Pros
- Emaar as master developer, with a long delivery record in Dubai
- Three polo fields, stables and a clubhouse as the community's core amenity
- Low density, with a large share of the masterplan held as open space
- Expo Road and Emirates Road on the boundary, plus proximity to Al Maktoum International Airport
- Early-phase pricing on a masterplan that is scheduled to expand
Cons
- Nothing has handed over, so there is no resale market and no rental history
- A substantial drive to Downtown Dubai, DIFC and Dubai Marina
- No metro or tram, so a car is necessary
- Retail, schools and healthcare are outside the community for now
- Years of adjacent construction, depending on which cluster a unit sits in
Is Grand Polo Club & Resort right for you?
It suits buyers who want land and low density over proximity, riders and equestrian families for whom the facilities are the point, and investors comfortable holding an off-plan position through to handover in a new Emaar masterplan.
It suits you less if you need to move in soon, commute into central Dubai daily, or want to buy into a community you can walk around first. Those buyers are better served by a completed masterplan.
