Dubai’s luxury real estate market has reached a new milestone after a penthouse at Bugatti Residences by Binghatti sold for Dh550 million, making it the most expensive penthouse ever sold in Dubai and across the Middle East. The landmark transaction highlights the continued strength of demand for ultra-premium homes in the city.
Located in Business Bay, the penthouse spans approximately 47,200 square feet and achieved a price of Dh11,650 per square foot, the highest rate ever recorded in the area. The sale also establishes a new benchmark for the Business Bay property market, underlining Dubai’s growing influence in the global luxury real estate sector.
Bugatti Residences by Binghatti is the world’s first residential project branded by the iconic French luxury carmaker. The development blends high-end design, privacy-focused living, and bespoke amenities, positioning it among the most exclusive addresses in the city. The identity of the buyer was not disclosed.
The record-breaking sale surpasses the previous high for a Dubai penthouse, which was set at Nakheel’s Como Residences on Palm Jumeirah, a project scheduled for completion in 2027. Industry experts say such transactions reflect rising investor confidence in branded residences, which often command significantly higher premiums than traditional properties.
Binghatti has confirmed that several international celebrities and athletes have purchased homes within the Bugatti Residences project, including football star Neymar Jr., renowned tenor Andrea Bocelli, and footballer Aymeric Laporte. The presence of high-profile buyers has further strengthened the project’s appeal among ultra-high-net-worth individuals.
Commenting on the wider market, Binghatti Chairman Muhammad Binghatti said the developer has achieved the top position in Dubai’s real estate market this year, with more than 14,000 units sold. He added that Binghatti now ranks among the city’s top three developers, according to Dubai Land Department data, reflecting strong demand for its branded and luxury offerings.
Market analysts note that branded residences in Dubai typically attract premiums of around 40 percent compared to standard homes, driven by exclusivity, lifestyle services, and strong resale potential. With more branded residential projects planned for delivery in the coming years, Dubai continues to strengthen its reputation as a global destination for luxury living and high-value property investment.
