Mubadala Investment Company and Aldar have unveiled a major new development plan for Al Maryah Island in Abu Dhabi. Valued at more than AED60bn ($16bn), the project represents the island’s largest expansion so far and supports Abu Dhabi’s ambition to strengthen its position as a global financial hub.
The new development covers the last remaining undeveloped plot on the island’s north side, which spans nearly 500,000 square meters. Once completed, it will provide around 1.5 million square meters of office, residential, retail, and hospitality space. The goal is to create a district that blends business, living, and leisure while enhancing the island’s reputation for luxury and international investment appeal.
A major highlight of the project is the significant expansion of Abu Dhabi Global Market (ADGM). The plan will double ADGM’s current Grade A office space by adding more than 450,000 square meters to support growing demand from global companies, financial institutions, and professionals choosing Abu Dhabi as their base. ADGM is already one of the fastest-growing financial centers worldwide, with over 11,000 licenses issued and nearly 40,000 people working within its jurisdiction.
Residential demand on Al Maryah Island is also rising as international investors and residents are drawn to luxury waterfront living. The expansion will add more than 3,000 premium homes, complementing existing branded residences such as W and St. Regis that are already under development.
The island’s lifestyle and leisure offerings will also be upgraded. Building on attractions like The Galleria, Cleveland Clinic Abu Dhabi, ACTIVE sports hub, and a wide selection of award-winning restaurants, the new phase will include 40,000 square meters of high-end retail experiences, new dining concepts, and a state-of-the-art marina. A redesigned waterfront will feature a spectacular bay fountain capable of 75-meter-high water displays, alongside new public spaces for events, recreation, and dining.
A major part of the expansion is Abu Dhabi’s new Convention Centre, which will create a world-class venue for global events, including Abu Dhabi Finance Week and international business exhibitions. As visitor numbers grow, additional hotel developments will be added to support the increasing demand, joining existing luxury properties such as the Four Seasons and Rosewood Abu Dhabi.
Leaders from Mubadala, Aldar, and ADGM emphasized that the project will play a key role in Abu Dhabi’s long-term economic strategy. They highlighted that the development aligns with the UAE’s focus on diversification, innovation, and creating a competitive, globally connected business environment.
Improved infrastructure will also support the island’s growth. The masterplan includes 2.5km of climate-controlled walkways, more than 12,000 parking spaces, and expanded green areas covering 20 percent of the district. Three new bridges will link Al Maryah Island to Reem Island and the Abu Dhabi mainland, ensuring fast access to Saadiyat Island, less than a 10-minute drive away. Work on these enhancements is expected to begin in 2026.
The joint venture behind the expansion is owned 60 percent by Aldar and 40 percent by Mubadala. The two companies have a long history of collaboration, including projects such as Al Maryah Tower, One Maryah Place, and a soon-to-open retail venture that will operate major malls like The Galleria, Yas Mall, and Saadiyat Grove Mall.
This new expansion marks an important milestone in shaping Al Maryah Island into one of the region’s leading destinations for business, luxury living, and world-class experiences.
