Dubai’s real estate market continued to demonstrate resilience through April 2026, maintaining stable month-on-month activity despite a more cautious global environment and short-term geopolitical uncertainty. The residential market recorded AED 37.38 billion in total transaction value across 13,062 transactions during the month, reflecting a 0.46% increase in value and a 1.59% rise in transaction volume compared to March 2026. Off-plan activity continued to lead overall performance, accounting for 76.48% of total transaction volume and 76.39% of transaction value.

  • Dubai South led volume, Dubai Islands set the price ceiling

    Dubai South recorded 1,140 transactions at AED 1,938 per sq ft, ahead of Jumeirah Village Circle on 797. Dubai Islands averaged AED 2,953 per sq ft, the highest of the ten areas tabled with volume and average price.

  • Volumes fell a fifth against April 2025

    13,062 transactions worth AED 37.38 billion, against 16,445 worth AED 48.42 billion a year earlier: a 20.57% adjustment in volume and 22.80% in value. The report sets the year-on-year and month-on-month comparisons side by side.

  • Land drove commercial value, offices drove commercial volume

    Land took AED 4.72 billion of April’s AED 10.35 billion commercial total from 122 deals, while offices recorded AED 3.34 billion across 428. All six categories are broken out by volume, value and share.
