Dubai’s real estate market recorded AED 28.51 billion in combined residential and commercial transaction value across 10,218 transactions during May 2026. Market activity during the month reflected a more measured and selective approach from buyers and investors, with continued focus on quality assets, established communities, long-term value, and pricing alignment. Dubai recorded 9,507 residential transactions valued at AED 22.01 billion, and the average residential sales price stood at AED 1,796 per square foot.

  • Dubai South led on volume, Dubai Islands on price

    Dubai South recorded 1,336 transactions at AED 1,648 per sq ft, ahead of Dubai Residence Complex on 553. Dubai Islands posted the highest average of the top ten at AED 2,947 per sq ft. All ten areas are tabled with volume and average price.

  • Rental contracts rose while sales moderated

    Dubai signed 32,718 residential rental contracts worth AED 2.87 billion in May, up 2.89% in volume and 9.92% in value on April 2026. Sales volumes moved the other way, down 27.49% month on month.

  • Offices took the largest share of commercial value

    Offices accounted for AED 2.52 billion of May’s AED 6.50 billion commercial total across 243 deals, ahead of whole buildings on AED 1.77 billion and land on AED 1.18 billion. Six categories are broken out in full.
