Dubai’s real estate market generated approximately AED 108.11 billion in combined residential and commercial transaction value during the second quarter of 2026, reflecting sustained activity across multiple asset classes despite a more measured pace following a particularly active first quarter. The residential market recorded AED 83.88 billion across 34,719 transactions, while the commercial sector contributed AED 24.24 billion through 2,836 transactions. Residential pricing remained broadly stable, with the average sales price holding at AED 1,841 per sq. ft.

  • Dubai South outsold every other community

    Dubai South recorded 5,330 residential transactions at AED 1,672 per sq ft, more than twice the volume of Jumeirah Village Circle behind it on 1,992. The report ranks ten areas by volume with average price per sq ft and total transaction value for each.

  • Land took the commercial value, offices took the volume

    Land accounted for 38.49% of commercial sales value from only 263 deals, while offices led on count with 1,005 transactions worth AED 7.60 billion. Six asset categories are broken out by volume, value and share of the total.

  • The AED 750,000 property visa floor was removed

    Updated property-linked residency rules dropped the minimum property value for sole owners applying for a two-year visa, alongside an expanded First-Time Home Buyer Programme. The report sets out both changes and what they mean for the buyer base.
